An affiliate of Endurance Real Estate Group, LLC (“Endurance”) is pleased to announce the execution of a full-building lease with a national third-party logistics provider (“Tenant”) at the Chambersburg Logistics Park. The Chambersburg Logistics Park is a newly developed, 1,006,500 SF Class A development situated on 93 acres located directly off Exit 10 of Interstate 81 in Chambersburg, Pennsylvania. Cushman & Wakefield’s Gerry Blinebury & Alex Wenger represented ownership, while the Tenant was represented by Eric Zahniser, Brad Struck, and Clint Manning of Cresa.

“The project’s premier location along I-81, coupled with the state-of-the-art design and functionality were key factors in securing a lease with a leading national logistics provider,” said Albert J. Corr, Senior Vice President and Principal of Endurance. “Over the last decade, the Southern I-81 submarket has thrived, attracting tenants of all sizes due to its exceptional transportation infrastructure, skilled labor pool, and overall economic advantages.”

Endurance identified the site off-market and secured all land development entitlements for the project. “We pinpointed 93 acres zoned for industrial right off the I-81 Exit 10 interchange and designed a best-in-class big box site layout to cater to the 1 million square foot user base looking to take advantage of the excellent logistics and labor that attract users to the I-81 South market in Pennsylvania,” said David Erlbaum, Senior Vice President and Partner at Endurance. 

Endurance then oversaw the construction of the cross-dock facility, which was built to the highest class A standards, featuring 40-foot clear heights, 60-foot deep speed bays, LED lighting, and an ESFR sprinkler system. The building includes 170 overhead dock door positions, 101 of which are equipped with mechanical levelers, bumpers, seals, and dock lights, as well as four 14’ x 16’ drive-in doors. It was constructed with 213 trailer stalls, expandable to 303, and 375 car parking spaces, expandable to 561. Electrical capacity is being expanded to an 8,000-amp, 3-phase main electric service to further enhance functionality and that expanded capacity proved crucial to Tenant’s operation.

The facility offers full visibility from I-81and excellent connectivity to I-76, I-70, and I-78—three of the Northeast’s most traveled highways. Its strategic location provides immediate access to major East Coast markets, regional seaports, and multiple air, rail, and highway systems. The property is less than 10 miles from both Norfolk Southern and CSX intermodal yards and is in close proximity to multiple FedEx and UPS facilities.
