Benjamin Cohen
Mr. Cohen has worked in investment real estate since 1997.
Since co-founding Endurance Real Estate Group in 2002, Mr. Cohen has spent the majority of his time sourcing new acquisition opportunities, as well as establishing and maintaining new relationships with Endurance’s various capital partners and lenders. Mr. Cohen is also an integral part of the asset management team providing leasing, financial and marketing oversight for Endurance’s portfolio. Prior to co-founding Endurance, Mr. Cohen most recently worked for RFR Holdings, a major privately owned development firm based in New York City whose portfolio consisted of over 6 million square feet of Manhattan office space. While at RFR, Mr. Cohen worked on Acquisitions and Asset Management, including leasing, recapitalization and disposition analysis.
Prior to RFR, Mr. Cohen spent two years working at Fortis Advisers in Acquisitions and Asset Management with Mr. White. Mr. Cohen worked on the underwriting of development and acquisition deals for joint venture equity financing. Prior to working at Fortis, Mr. Cohen spent two years at Ernst & Young Kenneth Leventhal Real Estate Group working as a senior auditor for major development clients such as Tishman Speyer and SL Green Realty.
Mr. Cohen received his Masters of Science in Real Estate Development from New York University and his B.S in Accounting from Tulane University. He is a Certified Public Accountant.

Albert Corr
Mr. Corr received his MBA in Finance from LaSalle University and received his BS in Business Administration with a Finance major and Economics minor from Millersville University in Pennsylvania. He has been involved in various NAIOP chapters throughout the US and is formerly a member of the Industrial Asset Management Council (IAMC). He has also previously served on the Alumni Association Board of Directors for Millersville University.
Partner / SVP Development
David Erlbaum
Mr. Erlbaum joined the Endurance team in 2011.
Mr. Erlbaum’s responsibilities include the sourcing and underwriting of both existing asset purchase and new development opportunities, oversight of land development and construction projects, and assistance with outside relationships including joint venture partners and lenders.
Prior to joining Endurance, Mr. Erlbaum spent several years at Gamesa Energy, a utility-scale renewable energy project developer, where he focused on the development and sale of utility-scale wind farm projects totaling over $400M in value. Mr. Erlbaum gained experience in commercial real estate through managing a family-owned retail portfolio.
Mr. Erlbaum received his BA in Economics from Harvard University in 2007, graduating with Honors.
Property Manager
Tara Ivins
Ms. Ivins joined Endurance in June 2014, and oversees property operations, relationships with tenants, capital and tenant improvement projects, and accounts payable.
Ms. Ivins has worked in property management since 2005, spending 7 years at CBRE Inc. in Wayne and Philadelphia, PA. At CBRE, she directly managed a portfolio of properties consisting of over one million square feet of office, industrial, and retail buildings for both national and private clients. She was a key member of the transition team for incorporating the staff of Premier Properties into the team at CBRE post-acquisition, as well as for training new staff.
Previous to her time at CBRE, Ms. Ivins spent 3 years as an Assistant Property Manager at 3535 Market Street.
Development Associate
Lenny Knittel
Mr. Knittel has over 10 years of experience in various areas of engineering and project management. Most recently Mr. Knittel worked at Duke Realty where he focused much of his energy on warehouse project management including project scoping, budgeting, bid sourcing and project buy-out. Mr. Knittel led numerous successful construction projects from initial project estimating through to the turnover of a fully bought-out project to his construction management team. In addition to many years of experience in the warehouse project planning sphere, he adds tremendous value with his expertise in identifying constructability or marketability challenges in site and building design and ability to value engineer solutions alongside a mixed team of design professionals and contractors.
Mr. Knittel is a Professional Engineer and a graduate of Drexel University where he received a BS in Architectural Engineering and a MS in Civil Engineering.
Controller
Karl Meingossner
Mr. Meingossner has worked in commercial real estate since 1995.
He joined Endurance in November 2007 as Controller and oversees accounting, administrative and finance functions for Endurance’s Portfolio. Since joining Endurance Karl has been instrumental in the acquisition, disposition and financing of various properties in Endurance’s portfolio. Prior to joining Endurance Mr. Meingossner was Controller for Longview Development, a regional developer with a 2 million square foot portfolio of retail and residential properties. Prior to Longview, Mr. Meingossner was a Manager with Kreischer Miller, a regional public accounting firm. His wide range of clients included home builders, developers and construction companies.
Mr. Meingossner graduated Summa Cum Laude from Temple University with a BBA in Accounting. He has been a Certified Public Accountant since 1997.
Partner / SVP Acquisitions
Jared Newman
Mr. Newman has worked in real estate investment since 2008. He joined Endurance in early 2018 where he is responsible for sourcing and closing acquisitions in the Mid-Atlantic.
Prior to joining Endurance, Mr. Newman was Vice President of Development for Penn National Gaming, a regional casino operator and developer. While there he focused on growing the company via new development or acquisition of existing properties across North America. Prior to that, Mr. Newman spent over 6 years at Lubert-Adler Partners, a real estate investment firm located in Philadelphia. In his role as Vice President, he was tasked with acquiring and enhancing mid-size, value-add rental assets with a specialization in office and industrial properties.
Mr. Newman received his BS in Business Management from the Pennsylvania State University.
Associate
Matthew Newman
Mr. Newman has worked in real estate investments since 2017. He joined Endurance in early 2021 where his responsibilities include analysis and underwriting of acquisition opportunities from initial sourcing through due diligence to deal closing, developing and maintaining relationships with leasing and investment sales brokers, and assistance with various portfolio management functions.
Prior to joining Endurance, Mr. Newman was an Associate at a boutique real estate private equity firm in Baltimore. As an Associate he focused on underwriting new acquisitions, financial analysis and fund structure and management. Prior to that, Mr. Newman worked as an Investments Analyst at Marcus & Millichap.
Mr. Newman received both his BS in Finance and MS in Real Estate from American University.
Property Manager
Bernadette Skelly
Ms. Skelly joined Endurance in 2017. She is responsible for the oversight of the property management functions, including coordination of tenant space planning, tenant and capital improvement construction.
Prior to joining Endurance, Ms. Skelly worked at BPG Management Company, a subsidiary of Equus Capital Partners where she was responsible for managing office and retail assets in Suburban Pennsylvania.
Previously, Ms. Skelly spent eleven years at KTR Capital Partners, where she was responsible for the day to day property management of the Pennsylvania and New Jersey assets totaling over 9 million square feet and the supervision of third party property management teams for assets were located across six states. During her tenure Ms. Skelly was an integral part of the risk management team for the entire portfolio covering over 300 building and 70 million square feet.
Ms. Skelly is a licensed Pennsylvania Real Estate Salesperson and has received the RPA designation from the Building Owners and Management Institute (BOMI).
Principal
William White
Mr. White has worked in real estate investment and finance since 1990.
He co-founded Endurance Real Estate Group in 2002. Mr. White provides leadership in developing and refining the firm’s portfolio and asset level strategies. He is involved in key aspects of the business on a strategic level. He provides input on major transactions such as negotiating and closing acquisitions, dispositions, debt procurement, equity structuring and leases. Prior to co-founding Endurance, Mr. White worked for 10 years at Fortis Advisors, the US investing arm for the $400B European insurance and banking group Fortis. During his last seven years at Fortis, he sourced, underwrote, negotiated, and closed equity investments on behalf of Fortis US insurance companies. He invested $182MM of equity in half a billion dollars of real estate for their accounts, earning them a 25% compounded IRR through the date of his departure. Prior to that, Mr. White managed the Fortis portfolio of distressed assets and mortgages, creating and overseeing the execution of these assets’ business and disposition plans. Mr. White closed commercial mortgage loans totaling $150MM with Cronheim Mortgage from 1990 to 1991.
Mr. White received his MBA in Finance and Statistics from the NYU Stern School of Business, graduating in the top 10% of his class. He received his BA in Economics from Rutgers College, graduating with Honors. He has also studied at the Ludwig-Maximilians University in Munich where he attained fluency in verbal and written German.
VP Of Development
Guy Wolfington
Mr. Wolfington joined the Endurance team in 2018.
Prior to joining Endurance, Mr. Wolfington was the Director of Regional Development with MLP Ventures for 21 years (formally O’Neill Properties Group), a regional, in-fill brownfields re-developer. While there he oversaw the development, construction and leasing of over 3 million SF of commercial, retail and residential space across the Mid-Atlantic region. Prior to joining MLP Ventures, Mr. Wolfington held a series of progressively responsible positions in enrollment management, sales and marketing with Jefferson University and in credit and finance with Bank of America.
Mr. Wolfington received his B.B.A. in Business Administration from Loyola University Maryland and his M.B.A from Jefferson University.
